Valuation and Appraisal
Property valuation is one of the most difficult and complex areas in real estate. What’s fair? What’s right? What are you asking? Those questions certainly don’t constitute everything you have to know about real estate, but they are at the core of what drives real estate—market forces. Valuation is your reason for holding real estate assets. It’s the scorecard that tells you whether to sell or buy or hold. The two key words here are Market Value. From fair market value many market drivers are born—fair price, fair rental, fair basis for trade, and equitable insurance rates.
This is why Lee & Associates pays special attention to valuation and appraisal. Each of our appraisers is either a licensed or certified professional whose work is governed by the Competency Provision of the Code of Ethics of the Uniform Standards of Professional Appraisal Practice (USPAP), standards established by the Appraisal Foundation. And as long as they represent the Lee & Associates name, they assure that all parties know whether an asking price is fair.
