Lee & Associates Announces First Lease at Florence Food Center

Florence Township, NJ welcomes Seashore Fruit & Produce Co. as the first tenant in newly redesigned Florence Food Center facility.

PLYMOUTH MEETING, PA., May 4, 2026 — Lee & Associates of Eastern Pennsylvania has announced the first lease at the Florence Food Center, a specialized refrigerated and food processing facility in Florence Township, New Jersey. Seashore Fruit & Produce Co. has signed a lease for 41,846 square feet at the property, marking an early milestone for the 152,000-square-foot facility.

Lee & Associates represents the landlord, Foxdale Properties, LLC, in the leasing of the Florence Food Center. Situated on 17.5 acres, the facility was designed to serve food-related users with specialized infrastructure tailored to refrigerated storage, food processing, and related operations. Ownership recently upgraded the refrigeration system as part of its make-ready efforts to help attract tenants in these industry sectors.

“Our vision for the Florence Food Center (FFC) is to continue the great tradition and relationship between Florence Township and the food production industry,” said Dennis Gertmenian, CEO of Foxdale Properties. “The FFC has all the amenities to support various types of food production operations. Because of Florence Township and its strategic location, the FFC has access to extensive infrastructure, including water and sewer.”

Seashore Fruit & Produce Co., a long-established produce distributor serving foodservice customers across the Mid-Atlantic, will use the space to expand its current operations in Vineland, New Jersey, and support broader distribution across the region.

“Seashore Produce, established over 50 years ago, is excited to be expanding our geographical distribution area in our new location at the Florence Food Center,” said Chad Yagodich, President of Seashore Produce.

The landlord was represented by Tony Rod, SIOR, Principal; Sean Campbell, Associate; and Andrew Landolfi, Vice President, of Lee & Associates of Eastern Pennsylvania. Stephen Perna of Perna Frederick Commercial Real Estate represented the tenant.

“Across the Greater Philadelphia area, there are very few cold-storage facilities similar to the Florence Food Center,” said Sean Campbell, Associate with Lee & Associates of Eastern Pennsylvania. “What really sets the property apart from the competition is its unique blend of location and quality of the refrigerated space. Due to the Florence Food Center’s existing infrastructure, the building has enough power, water capacity, and space to accommodate all uses within the food industry. After touring the property, Seashore Fruit & Produce Co. immediately recognized those characteristics, which motivated them to pursue a lease.”

Nearly 47% of the Greater Philadelphia region’s cold buildings are located within a one-hour drive of PhilaPort, supporting roughly 228,000 jobs across food manufacturing, grocery wholesaling, cold warehousing, and life sciences. With limited modern refrigerated inventory in the region, the Florence Food Center stands out as a specialized option for food users seeking the right combination of infrastructure, location, and flexibility.

Located less than one mile from U.S. Route 130 and within minutes of both the New Jersey Turnpike and I-295, the Florence Food Center offers access throughout the Philadelphia metropolitan area, New Jersey, New York and Baltimore. The property’s location near major transportation corridors and port infrastructure makes it well positioned for refrigerated storage, food processing and food distribution users seeking regional connectivity.

”Following an extensive search for cold storage space that included Camden up through Bergen Counties, Seashore felt that the Florence Food Center offered the optimum blend of prime location, an abundance of refrigerated capacity and opportunity for expansion that it quickly emerged as the best option in the market” said Stephen Perna, of Perna Frederick Commercial Real Estate who represented Seashore Produce in the transaction. “And having an owner like Foxdale, who not only has a long- and well-established reputation in the produce industry, but also a strong commitment to the building only reinforced Seashore’s decision that it was the right choice”.

There is still 110,154 square feet available at the Florence Food Center, with space divisible to 25,000 square feet for additional refrigerated and food-related users. “The Florence Township is happy to welcome Seashore Produce into our community in the Florence Food Center, and we wish continued success for the Center going forward,” said Thomas Sahol, Florence Township Administrator.
