LEE & ASSOCIATES BRINGS NATIONAL TENANT TO NEW MILLS RIVER DISTRIBUTION FACILITY
Greenville, S.C. — Commercial real estate firm Lee & Associates Greenville-Spartanburg and Charlotte-based developer Collett Industrial announce a build to suit for a major Fortune 500 retailer that will occupy a new Class A distribution facility in Mills River, N.C. Groundbreaking for the 90,720 SF building located five miles from the Asheville Regional Airport was last week.
According to Lee & Associates senior associate Jordan Skellie, who represented Collett Industrial in the transaction along with Randall Bentley, the development is a big win for the growing Mills River community.
“The development is already generating a lot of excitement in Mills River because of the jobs it will likely bring to the area – which is so important for communities affected by the pandemic,” commented Skellie. “We’re not at liberty to announce the tenant yet, but it’s a well-known retailer with deep roots in the Carolinas. We believe the Asheville market is positioned for strong industrial growth and this distribution facility is one of more to come.”
Situated just minutes from I-26 and I-40, the property is ideal for a large distributor seeking to efficiently deliver warehoused merchandise to homes and businesses within a short radius of the facility. Often referred to as a “last mile” distribution concept, the Mills River location is ideal for reaching Western North Carolina and Upstate South Carolina.
“Working with Teddy Hull (Principal at Collett Industrial), we felt the location, design and timing helped us land this project,” said Skellie. “Once Collett finalized the design and we began marketing the project, we immediately had interest on the site from multiple national and regional companies. It didn’t take long to negotiate a deal that we believe will bring long term value to both the tenant and the developer.”
Construction on the property is expected to complete next summer. Vannoy Construction is the general contractor on the project.
