Tristar Alliance Properties Purchases 102,292 Square-Foot Office Building<\/em><\/p>\n

HOUSTON (January 2020) \u2013 <\/strong>Lee & Associates \u2013 Houston today announces the sale of Sterling Plaza, a 102,292 square-foot, Class-B office building located at 10101 Southwest Freeway. Robert LaCoure<\/a> and Ryan Young<\/a> of Lee & Associates \u2013 Houston represented the buyer, Tristar Alliance Properties. The seller, Mykawa Hso Limited Partnership, was represented by Patrick O\u2019Connell with O\u2019Connell Realty.<\/p>\n

\u201cOur client had specific requirements for what they needed\u201d said Robert LaCoure, Principal at Lee & Associates \u2013 Houston. \u201cOur team exhausted all market opportunities and nothing fit, so we started digging for off-market options, and found a great asset for our client with a value-add opportunity.\u201d<\/p>\n

Sterling Plaza was developed in 1982, and last renovated in 2001. \u00a0It is conveniently located at the intersection of Beltway 8 and the Southwest Freeway in Southwest Houston.\u00a0 The 6-story property includes a covered parking garage with parking at a ratio of four cars per 1,000 rentable square feet, 24-hour access, an on-site property manager, bus line, signage, controlled access and plug and play. The building offers Southwest Freeway frontage with easy accessibility.<\/p>\n

Tristar Alliance Properties is planning immediate, major renovations to the lobby, roof and HVAC, but details have not been disclosed. Lee & Associates \u2013 Houston will lease and manage the property, which currently has a total of 10,407 square feet of office space available.<\/p>\n
