SUMMARY

 

Responsible for performing routine building maintenance tasks; including but not limited to: carpentry, electrical, HVAC, plumbing, roof inspections, property inspections.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Inspects buildings and other structures to determine functional systems and detect malfunctions and needed repair making notes and recommendations to management
  • Performs minor electrical maintenance including but not limited to replacement or repair of fixtures, switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc., using appropriate hand, power and specialty tools.  All major electrical maintenance to be outsourced for liability purposes
  • Performs minor plumbing maintenance including but not limited to replacement or repair of leaks in drains and faucets, unclogging of drains, water fountains, etc.
  • Performs minor painting, carpentry and masonry work including but not limited to preparing surfaces and suing brush, sprayer or roller to apply paints, stains and varnishes, hanging doors, fitting locks and handles, etc., using appropriate hand, power and specialty tools
  • Accommodates tenant requests in a timely manner
  • Upon property inspection may clean common areas; lobby, corridors, elevators, stairways, parking lots and work areas of debris
  • Orders parts; makes part runs; stocks part items; i.e. light bulbs
  • Maintains property equipment inventory and keeps in good working condition
  • Performs routine building equipment maintenance, weekly, monthly, quarterly or annually to ensure in good working order, makes recommendations if not sufficient
  • Schedules and oversees vendor work to completion, i.e. window cleaning, janitorial services, special projects, HVAC and roof repairs
  • Performs minor HVAC work; adjusting and calibrating thermostats, pneumatic controls and HVAC and electric energy management systems needed to maintain a comfortable temperature for tenants
  • Works with Property Manager to identify and quantify non-reoccurring expenses and sees approved/contracted projects to completion
  • Schedules routine equipment maintenance on building systems, i.e. fire monitoring
  • Notifies tenants of any routine maintenance scheduled that may interrupt business operations
  • Protects operations by keeping financial information and plans confidential
  • Maintains prompt and regular attendance

SKILLS/QUALIFICATIONS

High school diploma or GED with experience in multiple trades for the maintenance, repair and improvement of multi-unit, commercial properties with minimum of 5+ yrs of trade or equivalent experience in commercial property maintenance and repair.  Good written and oral communication in order to obtain and provide useful information with management, vendors, tenants, building owners and contractors.  Work in various adverse conditions such as tight or enclosed spaces, heights, temperatures indoor or outdoors to complete work assignment.  Follow safety guidelines; observe, record and report unsafe working conditions. Experience with the selection and safe use of various applicable hand or power tools.  Follow orders and complete assignments with minimum supervision.  Troubleshoot operation of equipment and make repairs or recommendations.  Read and interpret blueprints, sketches, schematics as they relate to buildings and utility services systems.     Experience with Microsoft Offices, ie Excel and Word.  A clear drug test and criminal background check.

While performing the duties of this position, the employee is regularly required to walk, stand, sit, communicate, reach and manipulate objects, tools or controls.  The employee is frequently required to use hands to finger, handle, or feel; reach with hands and arms and talk or hear.  Must have the ability to climb ladder and step ladder, push minimum of 100 pounds and lift 50 lbs.  Good color vision and hearing.  Able to bend at the waist, kneel, lay horizontally, climb, walk, etc as job requires.
