West 36th Street Lease | Liba Fabrics Consolidates NYC Office

Liba Fabrics has secured a new 149 West 36th Street lease, consolidating its New York City operations with a 4,000-square-foot office in the heart of the Garment District. The move allows the longtime textile company to remain rooted in Midtown while right-sizing its space to better support current operational needs.
The 149 West 36th Street lease represents a downsizing for Liba Fabrics, which previously occupied 7,500 square feet across the street at 132 West 36th Street. The company relocated to the new full-floor office between Broadway and Seventh Avenue in May.
Founded in 1962, Liba Fabrics had been headquartered at its former location since 1988, maintaining a long-standing presence in the Garment District for more than three decades.
“Liba Fabrics has been a staple of New York City’s textile industry for over 60 years, and it was a pleasure to secure the ideal office space to support their continued success,” said Woody King of Lee & Associates NYC, who represented the tenant in the transaction. “149 West 36th Street offered exactly what they were looking for — a full-floor layout and an abundance of natural light.”
The 149 West 36th Street lease highlights continued demand for well-located Midtown office space, particularly among legacy companies seeking efficient footprints in familiar neighborhoods.
While asking rent details were not disclosed, a recent Colliers report indicated that average Midtown office rents reached $79.12 per square foot in May. The deal underscores how established firms are adapting to evolving space needs while maintaining a presence in core Manhattan submarkets.
