Six City-Leased NYC Buildings for Sale in the Bronx and Queens
Six NYC city-leased buildings for sale are hitting the market Tuesday for the first time in decades, with seller Wolet Enterprises seeking more than $50 million for the Bronx and Queens portfolio, according to listing broker Lee & Associates NYC.
“With New York continuing to invest heavily in programs like pre-K and early childhood education, assets like these offer investors durable, government-backed cash flow that is rarely available at this scale,” said Tapper, executive managing director at Lee & Associates NYC, which is leading the process on behalf of the seller.
That seller is longtime owner Wolet Enterprises, which is a partnership made up of several different families based in the New York metropolitan area. The prospective buyer would have to acquire all six buildings.
Tapper added that, given Mayor Zohran Mamdani’s push to expand early childhood education across the five boroughs by launching the first phase of the city’s 2-K program this year, the space to accommodate all the youngsters will be in high demand.
“We’ve seen for a long time that the city government has been a huge proponent of early education with universal pre-K and now talking about 2-K as well. This is a plug-and-play return in an asset class that is desirable,” he said. “It’s tough to find assets with long-term government tenancy like this, particularly in New York City, at this scale.”
The listing comes amid renewed investor appetite for essential-services real estate in New York City — a category that has outperformed traditional office and retail assets in recent years. Buildings with long-term government tenants, predictable rent schedules and mission-critical uses have attracted both institutional and private capital looking for stability in an otherwise volatile market. With the city’s early childhood education infrastructure still expanding, the six NYC city-leased buildings for sale represent one of the few opportunities to acquire government-occupied assets at scale in the five boroughs. The prospective buyer must purchase all six properties as a single portfolio.
