Hydrogen Fitness Signs 17K-SF Lease at 145 East 32nd Street for First NYC Location

Hydrogen Fitness signed a 15-year lease for 17,000 square feet at 145 East 32nd Street in Manhattan’s Murray Hill neighborhood, marking the premium gym chain’s first New York City location, Commercial Observer has learned.

The tenant will occupy the ground floor, lower level, and mezzanine of the building, owned by Meyer Equities, and will operate a juice bar concept called Hydro Bar on-site. Asking rent was $70 per square foot. The deal marks Hydrogen Fitness’s third location in the New York tri-state area, joining existing outposts in Greenwich, Conn., and Scarsdale, N.Y.

Founded in 2020 by Jonathan Gutwein and Andrew Pinon, Hydrogen Fitness positions itself as a premium, amenity-driven alternative to big-box gym chains — offering a service level comparable to Equinox at its existing locations.

Cory Gahr and Josh Lebowitz of Lee & Associates NYC represented the tenant in the transaction.

“Hydrogen Fitness recognized the opportunity to establish a flagship presence in Murray Hill, where strong residential density and consistent daytime population create an ideal environment for a premium fitness offering,” Gahr said. “We’re seeing increasing interest from operators who want to deliver a more elevated, amenity-driven experience, and this space was uniquely positioned to accommodate that vision.”

Located between Third Avenue and Lexington Avenue, 145 East 32nd Street is a roughly 12-story mixed-use building also home to CityMD and NYU Langone Madison Avenue Orthopedics.
