Lee & Associates NYC Closes Five Leases at 240 West 35th Street
Lee & Associates NYC has arranged five office and retail lease transactions totaling more than 24,000 square feet at 240 West 35th Street, a boutique mixed-use building in Midtown South owned by MetLife Investment Management.
Woody King and Todd Korren of Lee & Associates NYC represented ownership in all five transactions. The deals span multiple floors of the 18-story building, located between Seventh and Eighth avenues, steps from Penn Station, Hudson Yards, and Herald Square.
The transactions are as follows:
Jack Doyle’s Pub & Restaurant extended its ground-floor and mezzanine lease for 15 years, retaining 6,295 square feet at the building where it has operated for 15 years. Korren represented the tenant. Asking retail rents at the building are approximately $125 per square foot.
Café Nuñez, a Latin restaurant also on the ground floor, extended its lease for an additional 10 years.
Tip Top Capital, a private investment and financial services firm, signed a new seven-year lease for 4,924 square feet on a portion of the fifth floor. King also represented the tenant.
Wall Street Alliance Group, a real estate investment and advisory firm, signed a new six-year lease for 4,634 square feet on a portion of the third floor.
Patrick French, Inc., a textile and apparel company specializing in fabric sourcing and design, leased 2,325 square feet on a portion of the fifth floor for a four-year term.
“These transactions underscore the strength of well-positioned, high-quality boutique buildings in Midtown South, particularly those combining efficient office layouts with strong retail frontage,” Korren said. King added that the building continues to draw tenants seeking proximity to Penn Station, flexible floor plates, and foot traffic generated by office workers, tourists, and visitors to Madison Square Garden.
