Lee & Associates NYC Brings Fred Astaire Dance Studios to Park Slope at 508 Fifth Ave.

The New York Real Estate Journal reports that Lee & Associates NYC Senior Managing Director Claude Kolb arranged a 10-year, 2,500-square-foot ground-floor retail lease for Fred Astaire Dance Studios at 508 Fifth Ave. in Park Slope, Brooklyn. The asking rent was $72 per square foot. The new studio — set to open in September 2026 — will bring ballroom, Latin and social dance programming to one of Brooklyn’s most active retail corridors. Peter Yoon of RIPCO Real Estate represented landlord Zita Properties.

The neighborhood, deal marks the sixth Fred Astaire Dance Studios location Kolb has completed for the current franchisee, with a seventh location in White Plains already underway.

“Fred Astaire Dance Studios has been very deliberate in its growth strategy, focusing on communities where demographics, lifestyle and disposable income align with its business model,” said Claude Kolb of Lee & Associates NYC. “Park Slope checked all of the boxes. The neighborhood has exactly the type of resident base that values enrichment, wellness and social experiences, making it an ideal fit for ballroom dancing.”
