Lee & Associates NYC’s Kelly Koukou Brokers 24K SF Department of Defense Lease at 1 Old Country Road

The Department of Defense Carle Place office is officially moving forward. The department — which is seeking congressional approval this year to rebrand as the Department of War — signed a 10-year, 23,600-square-foot lease at 1 Old Country Road, a five-story Nassau County office building that recently served as the headquarters of 1-800-Flowers.

Commercial Observer reports that Kelly Koukou, Executive Managing Director and Principal at Lee & Associates NYC, brokered a 10-year, 23,600-square-foot lease at 1 Old Country Road in Carle Place, New York, on behalf of landlord DBD Realty Group. The U.S. Department of Defense — which is seeking congressional approval to rebrand as the Department of War — took the space through CBRE’s Ralph Guiffre, Vince Lamatta and Richard Freel. The five-story, 320,000-square-foot Nassau County office building, most recently home to 1-800-Flowers before it relocated to Jericho in 2020, recently underwent a $22 million repositioning that included a new facade, windows, lobby, upgraded infrastructure and a 1,600-vehicle parking deck. The Federal Aviation Administration already occupies more than 74,000 square feet across the fourth and fifth floors under a 15-year lease signed in 2023. DoD occupancy is expected in early 2027 following buildout.

“The Department of War’s commitment further validates the extensive repositioning of the building and reflects the continued momentum we’re seeing as the property fills following its post-pandemic leasing surge,” said Kelly Koukou of Lee & Associates NYC.
