One Sixteen Rockaway Park Adds Carvel-Cinnabon Combo Store
Lee & Associates NYC’s Jeffrey Lopez Brings Carvel, Cinnabon & Auntie Anne’s Combo Store to One Sixteen in Rockaway Park
citybiz reports that Jeffrey Lopez of Lee & Associates NYC arranged a 10-year retail lease bringing a Carvel, Cinnabon and Auntie Anne’s combination store to Marcal Group’s One Sixteen — the 130,000-square-foot mixed-use development at 133 Beach 116th St. in Rockaway Park, Queens. Lopez represented the landlord in the direct lease transaction and worked directly with tenant Paul Guarneri, a longtime Rockaway-area Carvel franchisee since 2014 who is relocating from his current location at 1-89 Beach 116th St. Asking rent was $50 per square foot, and the combo store is expected to open in Q1 2027.
The lease continues Lee & Associates NYC’s retail leasing momentum at the property, following Lopez’s earlier deal bringing Orangetheory Fitness to One Sixteen. Approximately 5,000 square feet of ground-floor retail space remains available. One Sixteen sits along Beach 116th Street, the neighborhood’s primary commercial corridor, and offers convenient access to the Rockaway Park-Beach 116th Street A train station, NYC Ferry and the Rockaway beachfront.
