NYC Alliance Inks 50,000-SF Lease at 1441 Broadway
NYC Alliance has signed an 11-year lease for approximately 50,000 square feet at 1441 Broadway, the 34-story Midtown tower known as 10 Times Square, more than doubling the apparel wholesaler’s current footprint in the city’s historic fashion corridor.
The company currently occupies about 25,000 square feet at nearby 1411 Broadway and is expected to vacate that space and relocate to the larger address in 2027. The deal expands NYC Alliance’s showroom, design, and operational presence in Midtown as the apparel industry continues to consolidate around the Times Square and Garment District submarket.
Peter Braus of Lee & Associates NYC represented the tenant. A Colliers team represented the landlord, L.H. Charney Associates, which has been actively marketing 1441 Broadway as a renovated, showroom-friendly property. Asking rents in the building are currently in the mid-to-high $50s per square foot.
“The expansion positions NYC Alliance for continued growth while strengthening its design, showroom and operational presence in the historic fashion corridor,” Braus said.
The deal adds to a string of large-block Midtown leases signed in early 2026 and signals continued demand from fashion and creative tenants for consolidated showroom space near Times Square.
