{"id":30564,"date":"2024-11-05T13:57:41","date_gmt":"2024-11-05T18:57:41","guid":{"rendered":"https:\/\/www.lee-associates.com\/new-york\/?p=30564"},"modified":"2024-11-05T13:57:41","modified_gmt":"2024-11-05T18:57:41","slug":"pixida-restaurant-lease-245-fifth-avenue","status":"publish","type":"post","link":"https:\/\/www.lee-associates.com\/new-york\/2024\/11\/05\/pixida-restaurant-lease-245-fifth-avenue\/","title":{"rendered":"Mediterranean Restaurant Pixida to Open 16K-SF Eatery at 245 Fifth Avenue"},"content":{"rendered":"<p class=\"p1\">A new Mediterranean restaurant is coming to town. <span class=\"s1\">Pixida<\/span>, which will offer a full menu of Greek cuisine, has signed a 20-year lease for a 16,129-square-foot, multi-level space at the Moinian Group\u2019s 245 Fifth Avenue in NoMad, according to the landlord.<\/p>\n<p class=\"p2\"><span class=\"s2\">SEE ALSO: <\/span>Tech\u2019s Office Demand Is Rebounding Fastest in These Markets The new restaurant at the corner of Fifth Avenue and East 28th Street is set to open during the fourth quarter of 2025, Moinian said.<\/p>\n<p class=\"p2\">\u201cThe addition of Pixida symbolizes a number of significant milestones for 245 Fifth Avenue as we add a renowned culinary concept to the region and reach full retail occupancy at the property,\u201d Moinian\u2019s Gregg Weisser, who brokered the deal for the landlord, said in a statement. \u201cThe building\u2019s unparalleled and accessible location continues to attract best-in-class businesses, and we look forward to Pixida opening its doors in the neighborhood.\u201d<\/p>\n<p class=\"p1\">The asking rent was not disclosed, but <span class=\"s1\">a report from CBRE<\/span> found retail rents in Manhattan averaged $716 per square foot during the third quarter. <span class=\"s1\">Lee &amp; Associates<\/span> NYC\u2019s Brad Schwarz and Olivia Hwang also brokered the deal for the landlord, while <span class=\"s1\">Compass<\/span>\u2019 David Graff represented the tenant. Graff did not immediately respond to a request for comment. Upon its opening, Pixida will join other tenants at the 24-story, 321,527-square-foot building such as health food restaurant Avo, national bank Valley Bank and furniture manufacturer The Hon Company.<\/p>\n<p class=\"p1\">\u201c245 Fifth Avenue presented a rare opportunity to secure a prime corner space in NoMad,\u201d Schwarz said in a statement. \u201cPixida\u2019s commitment to this location complements the neighborhood\u2019s established retail tenants and adds a dynamic new offering that enhances the building and local community.\u201d<\/p>\n<p class=\"p1\">Also at the NoMad tower is drink company <span class=\"s1\">Siete Bucks Spirits<\/span>, which produces Dwayne \u201cThe Rock\u201d Johnson\u2019s tequila brand Teremana Tequila.
