{"id":798,"date":"2017-01-26T09:15:06","date_gmt":"2017-01-26T17:15:06","guid":{"rendered":"https:\/\/www.lee-associates.com\/orange\/?p=798"},"modified":"2017-06-21T11:56:02","modified_gmt":"2017-06-21T18:56:02","slug":"signing-a-lease-creates-wealth-it-can-be-true","status":"publish","type":"post","link":"https:\/\/www.lee-associates.com\/orange\/signing-a-lease-creates-wealth-it-can-be-true\/","title":{"rendered":"Signing a Lease Creates Wealth: It can be true."},"content":{"rendered":"<p>by <strong><a href=\"https:\/\/www.lee-associates.com\/orange\/team\/matt-orville\/\" target=\"_blank\">Matt Orville<\/a><\/strong> of Lee &amp; Associates Orange<\/p>\n<p><strong>Signing an office lease<\/strong> is standard business practice for retail, medical practices and wholesalers the like.\u00a0 Most of the time, businesses sign the lease and forget about it for the next 5 to 10 years.\u00a0 Like clockwork, you pay your rent each month, you automatically expect rental increases each year, and you receive an annual expense charge from your landlord.\u00a0 Business continues as usual.<\/p>\n<p>Let\u2019s forget business as usual for a moment.\u00a0 Imagine signing that lease and creating wealth instead of a business liability.\u00a0 What if you could sign a lease and pay rent to yourself, in turn, creating equity along the years?\u00a0 Imagine the value of your business 10 years from now, if you had owned the building your business occupied.\u00a0 That is the new reality for six doctors of the Los Alamitos Cardiovascular Group.<\/p>\n<p>The <a href=\"http:\/\/www.losalcardio.com\/index.html\" target=\"_blank\">Los Alamitos Cardiovascular Group<\/a> purchased a 15,000 sf retail building located 1 mile from their current operation.\u00a0 In the past, they had signed three, five-year leases at their current facility.\u00a0 Now, they plan, and the City has agreed, to convert the retail building to a medical office headquarters.\u00a0 They will sign a lease at market. \u00a0Medical lease rates are higher than retail lease rates, so, the value of their building increases at lease signing.<\/p>\n<p><strong><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-801 alignright\" src=\"https:\/\/www.lee-associates.com\/orange\/wp-content\/uploads\/sites\/23\/2017\/01\/Los-Alamitos-Cardiovascular-Group-Building-300x197.jpg\" alt=\"\" width=\"385\" height=\"253\" srcset=\"https:\/\/www.lee-associates.com\/orange\/wp-content\/uploads\/sites\/23\/2017\/01\/Los-Alamitos-Cardiovascular-Group-Building-300x197.jpg 300w, https:\/\/www.lee-associates.com\/orange\/wp-content\/uploads\/sites\/23\/2017\/01\/Los-Alamitos-Cardiovascular-Group-Building.jpg 303w\" sizes=\"auto, (max-width: 385px) 100vw, 385px\" \/>Creating Wealth. <\/strong>The moment this group signed their past leases for 5 to 10 years they substantially raised the value of the real estate that housed their daily operation for a landlord, not themselves.\u00a0 This time, they will capture the wealth.\u00a0 Their occupancy cost will dramatically decrease, as well, because they can depreciate the cost of ownership.<\/p>\n<p><em>When you look to sell your business or practice, will you have real estate holdings packaged in the deal?<\/em><\/p>\n<p>I\u2019m reminded that diversification is essential for a strong financial foundation.\u00a0 Additionally, to create wealth, it is important to have multiple streams of passive income.\u00a0 The Los Alamitos Cardiovascular scenario allows the group or individual doctors to retire and hold on to the real estate.
