Lee & Associates’ Q3 2026 Industrial Intel report finds low vacancy, continued absorption, and limited new speculative construction across the region.
Pittsburgh, PA – Lee & Associates of Western Pennsylvania has released its Q3 2026 Industrial Intel report, finding that Southwestern Pennsylvania’s industrial market remains tight. Regional vacancy declined to 4.28%, its lowest level in five years, while availability also moved lower.
The region recorded 620,423 square feet of positive net absorption in Q3, bringing year-to-date absorption to more than 1.1 million square feet. Leasing activity topped 1 million square feet this quarter. Approximately 65% of the quarter’s leased space came from four large transactions, three of them in Allegheny County. Several of the region’s largest leases occurred in the West Pittsburgh submarket.
“Southwestern Pennsylvania continues to be a tight regional market, with positive movement in vacancy and availability,” said Heather Kreiger, CCIM, Principal and Regional Research & Marketing Director at Lee & Associates of Western Pennsylvania. “Steady absorption and limited construction deliveries over the past two years have helped keep conditions tight. New project in this region are generally build-to-suit, with relatively few speculative buildings coming to market.”
Large-block options have become increasingly limited. Availability among spaces larger than 100,000 square feet has steadily declined over the past two years, including among Class A properties. Class A vacancy fell to 2.99% in Q3, as the region continued to absorb inventory from its last significant construction cycle.
“For larger occupiers evaluating a relocation or expansion, the smaller pool of suitable buildings may affect site-selection timelines. Choices may be limited in the near future, so allowing for that in the timeline is highly encouraged.” Kreiger said.
Allegheny County accounts for the largest share of the Southwestern Pennsylvania market and remained the region’s primary center of leasing activity. Vacancy declined across the counties tracked in the report: Allegheny stood at 4.71%, Beaver at 3.40%, Butler at 4.15%, Washington at 3.72%, and Westmoreland at 4.0%. The outlying counties of Armstrong and Fayette recorded 3.20% vacancy. The region’s overall vacancy rate of 4.28% remains well below the 7.0% national industrial average.
Looking ahead, Lee & Associates expects Southwestern Pennsylvania to continue experiencing the steady, tight conditions seen over the past several years. The new construction pipeline remains limited, although a few projects are expected to add quality Class A options to the market.
