45 School Street, also known as Old City Hall, is one of Boston’s most historic and sought-after office buildings. The site was once home to Boston’s first public school attended by Ben Franklin, John Hancock and Sam Adams. It also served as City Hall for 38 Boston mayors, and is listed on the National Register of Historic Places. In 1970 it was designated a U.S. National Historic Landmark.

Currently owned and managed by Synergy Investments, the property features more than 83,000 square feet of first class office and retail space, and now houses a number of businesses and organizations, including Ruth’s Chris Steak House.

45 School Street Custom Buildout

In 2017, Synergy Investments, the current owner and landlord of 45 School Street, did a custom buildout of 5,000 square feet of office space within the building.

This custom buildout provides inspiration for possible future renovations. The spaces that are currently available can be leased “as-is” or they can be built out by the landlord.
