ATLANTA (December 9, 2020) — Chicago-based commercial real estate developer, Dayton Street Partners (DSP), is pleased to announce its entrance into the Atlanta market with the acquisition of a 12.60-acre land site located at Rock Hill Drive and Georgia Highway 85.

Dayton Street Partners began actively pursuing investment opportunities in Atlanta in early 2019 with the intent of establishing a Southeast presence directly through its distribution hub. Throughout the initial search, DSP’s Howard Wedren, Michael Schack, and Joe Moriarty established an advisory relationship with Lee & Associates Atlanta’s Mike Sutter, SIOR and Rick Tumlin, CCIM, SIOR whose history of institutional ownership and best-in-class tenancy within the Airport submarket provided guidance on the requirements of today’s industrial users and opportunities within the submarket.

After a thorough site selection and due diligence period, the DSP team was able to create an assemblage of vacant land parcels and former residential properties that has been fully entitled for the development of Rock Hill Distribution Center, a 180,300 SF industrial opportunity in the Atlanta Airport Submarket. The site represents one of the last developable sites in the submarket and an opportunity to develop a distribution center that caters to the requirements of today’s users - 32’ clear building, high dock door count and ESFR sprinkler system, requirements that are featured in less than 9% of the buildings in the Airport Submarket.

Dayton Street Partners is pleased to announce that they have broken ground on Rock Hill Distribution Center this week with an anticipated delivery date in the third quarter of 2021. “Dayton Street is excited about our first development in the Atlanta market and we look forward to advancing construction of Rock Hill Distribution Center.
