Nick Dodson is an Associate at Lee & Associates Idaho, LLC, where he focuses on self-storage, manufactured housing, RV parks, and other alternative asset classes, along with broader industrial and land opportunities across the Treasure Valley and greater Idaho. He brings an institutional perspective to the local market, having spent several years with the largest privately held self-storage operator in the US. There he led digital product initiatives, pricing, and revenue strategy across a portfolio for one of the nations largest self-storage operators, giving him a sharp eye for valuation, market positioning, and the factors that drive meaningful returns for owners and investors. He previously managed capital improvement projects across the portfolio, coordinating delivery alongside multiple vendors. Earlier in his career, he held roles in commercial site planning and development design, building a working knowledge of municipal code and the approval process while collaborating closely with developers, architects, civil engineers, and utility companies to move projects from concept to construction.

Known for meticulous attention to detail, a strong work ethic, and straightforward honesty, Nick digs into the numbers behind every deal and guides his clients through complex transactions, keeping the process clear, organized, and easy to follow from start to finish. His path to Idaho ran from Texas, where he grew up, through Colorado and South Florida before he set down roots in the Treasure Valley in 2024. When he is not working a deal, you will find him skiing, mountain biking, hiking, or backpacking across the West, usually accompanied by his wife and their two Labradors.
