Bus, coach business signs 160,000 sq. ft. industrial lease in Union Twp.

A transportation company has signed a full-building, 160,000-square-foot lease at a Union Township industrial building, according to brokers involved in the deal.

In a news release, Bussel Realty Corp. said the property at 601 Lehigh Ave. will provide Easton Coach Company LLC with both functional warehouse space and heavy excess outdoor parking. The seven-acre property also has 11,385-square-foot offices, 32,000 square feet of outdoor storage, 16-foot ceilings, multiple tailboards and drive-in doors for loading, BRC said, noting that it’s in one of the most densely populated and supply-constrained markets in the country.

BRC Senior Vice President Jordan Metz, Vice President Eric Koons and Sales Associate Benito Abbate represented the landlord, 601 Lehigh Avenue LLC, while Joseph Komitor and Scott Deutchman of Lee & Associates New Jersey represented the tenant.

“Our targeted marketing campaign led to multiple lease offers, enabling us to leverage the market demand to optimize deal terms for ownership,” Metz said. “The tenant, Easton Coach Company, recently received site plan approval to fully renovate and utilize the site for its bus and coach business, providing a critical benefit to the local New Jersey communities it services.”

In a separate announcement, Lee & Associates noted that Easton Coach provides motorcoach and transit services in New Jersey, Pennsylvania and beyond. The company is contracted with NJ Transit to provide ADA paratransit services as part of its ADA Access Link Program in multiple regions, most recently adding Union and Essex counties, serving individuals with disabilities who are unable to use local bus service.

“Our site search for Easton Coach focused on finding a location with proximity to serve residents in this new service area,” Komitor said. “The location also needed to be zoned for transportation operations and provide plenty of on-site parking. 601 Lehigh Avenue checked every box.” Set on more than 7.5 acres, the property offers multiple ingress/egress points, 2 acres of on-site parking with 150 vehicle spaces, and 24-hour access.
