Lee & Associates – North San Diego County Negotiates Lease Totaling Over $3.5M in Consideration

Chula Vista, CA - James Pieri, Jr., Sr. Vice President of Lee & Associates – North San Diego County negotiated a seven and a half (7.5) year lease totaling over $3.5M in consideration.  Mr. Pieri represented the Landlord, AVG Chula Vista, LLC, and Steve Avoyer of Flocke & Avoyer represented the Tenant, TG The Gym. The property is a freestanding retail building previously housed by 24 Hour Fitness Chula Vista totaling 23,958 SF and is located at 320 3rd Ave. This particular retail transaction was complex in nature due to the current pandemic challenges to all business, especially the retail fitness sector. Included in the lease negotiations were a large outdoor secured fitness space on top of a parking structure onsite to accommodate the Tenant’s use during indoor restrictions. The Brokers in conjunction with the Tenant worked closely with the city of Chula Vista to obtain necessary approvals for the unique access request.
