Lee & Associates – North San Diego County Completes the $1.1 Million Sale of Vacant Land for Construction of a Self-Storage Facility in Sacramento County

SACRAMENTO, Calif.—January 26, 2016—Lee & Associates, one of the largest national commercial real estate providers with regional expertise, has closed a $1,100,000 ($5.05 per sq. ft.) sales transaction for a five-acre parcel of vacant “Limited Commercial” zoned land. The land is located just north of the northeast corner of Madison Ave and Hillsdale Boulevard in Sacramento, California. The site is adjacent to the 80 Freeway, southbound off-ramp and will likely have freeway signage visibility, once developed.

Garrett Sholer of Lee & Associates Self-Storage Group – North San Diego County represented the seller, Madison Sac LLC and the buyer, Hillsdale Mini Storage, LLC. Hillsdale Mini Storage LLC purchased the property with plans to build a 100,000+ sq. ft. Self-Storage facility.

“The property was a perfect fit for the buyer; it perfectly complements the Buyer other holdings in the area.” explained Sholer. The Seller Madison Sac LLC acquired the property in a portfolio purchase and sold off the subject property because it is not consistent with their core-holdings or core competence.
