Lee & Associates – North San Diego County Completes the $1.6 Million Sale Lease-Back of an Office Building in Carlsbad
Carlsbad, Calif.—December 30, 2016— Lee & Associates, one of the largest national commercial real estate firms, has completed the $1,600,000 sale lease-back of an office property located at 3152 Lionshead Avenue in Carlsbad, California.
Greg Pieratt and Kyle Carruthers of Lee & Associates – North San Diego County represented the seller 3152 Lionshead Ave, LLC. Rusty Williams, SIOR and Chris Roth, also of Lee & Associates – North San Diego County, represented the buyer, Carlsbad Lionhead I, LLC. 3152 Lionshead Ave, LLC, dba Hofman Planning & Engineering, will lease the property back from the buyer and continue to occupy the building.
“This was an excellent opportunity for the seller to cash in on the current market’s high property values while continuing to operate from the location,” explained Carruthers.
“Additionally, the purchase created a secure investment for the buyer,” noted Williams. “Carlsbad Lionhead I, LLC purchased a fully occupied space and will begin collecting income for the investment immediately.”
The 5,236 square-foot office facility is 100% climate controlled and consists of 11 private offices, a large conference room, formal reception area, open bullpen, Men’s & Women’s restrooms, shower, storage area, and a dedicated IT and sever room.
