THE CHALLENGE

The Ford Building is a classic historic building with a large lower level/basement. The building had two major tenants, Elliott Bay Book Store, and Totokaelo clothing store, who both had space on the main level and in the basement. In addition, there were development rights that required keeping the existing building.

OUR APPROACH

We knew the targeted buyer would be a high net worth (HNW) individual or family, who cared about the City of Seattle as well as finding a good investment. We focused on two aspects besides cash flow, namely the attributes of the building including the cool façade, high ceilings and historic designation and the main tenant, Elliott Bay Book Store. We emphasized keeping the Book Store as a long-term tenant due its place as the preeminent bookstore in Seattle.
