MIAMI, Florida—April 16, 2020—Lee & Associates South Florida proudly announces the sale of a 22,620 square foot Industrial Warehouse located at 4600 NW 128th Street in Opa-Locka, Florida, located just 1 mile southwest of the brand new 850,000 square foot Amazon Mega Distribution Center. The property closed on April 10th, 2020 at $2.85MM with the highest price per square foot in the area at $125.99 per square foot.

The property consists of a total of 32,897 square foot usable warehouse and office space that includes about 10,277 square feet of mezzanine space and approximately 3,462 square feet of office build out. The facility offers front and rear loading including 6 dock height doors, 1 drive-in, a truck court, 21' clear ceiling height, and 2 freight elevators. Lee & Associates South Florida President, Matthew Rotolante, and Vice President, Conner Milford, represented both the seller, Brain Power Investments LLC, and buyer, Blue Ring Plastics LLC, a defense contractor for the U.S. Coast Guard and U.S. Armed Forces who will be using the facility to expand their Avionics operations. Within one month of marketing the property with Lee & Associates South Florida, the seller received multiple offers and went under contract shortly after with Blue Ring Plastics, LLC. After assisting with multiple delays due to holiday closures and a COVID-19 financing reapplication process, Matthew and Conner successfully helped facilitate the sale and closing of the property on April 10th, 2020 for $2.85 Million.
