Milopoulos’ background as a licensed general contractor provides a key differentiator, enabling the team to guide clients through complex due diligence, permitting, and construction issues. In 2024, the team brokered 225,291 square feet in transactions with a total value of $39.39 million, many of which were off-market deals. Their momentum continued into 2025 with more than 90,000 square feet of sales and leases closed in the first quarter. Their creative strategies include negotiating atypical terms, such as convincing a buyer to pay rent during a four-month site plan approval process, and exceeding a seller’s pricing goal by $150,000 in a private auction through proactive negotiation. The team has built strong relationships with repeat clients, including Stonelake Capital Partners, for whom they have completed multiple off-market acquisitions and a sale-leaseback. They also represented New Jersey-based Sitex Group in its first South Florida acquisition, a $9.35 million purchase of two Fort Lauderdale warehouses in March 2025. Milopoulos and Baena also participate in Lee & Associates’ community initiatives, including the CompassionateLEE nonprofit and the Arbor Foundation’s “Do a Deal, Plant a Tree” program.
