TACOMA RHODES CENTER BRINGS IN ADDITIONAL TENANTS, NEW RESTAURANT AND LIVE MUSIC VENUE

March 22, 2022, Tacoma - Rhodes Center’s newest tenant, Anchor QEA, is now set to occupy +/- 6,000 SF of office space once their build-out is completed this summer.  Anchor QEA is a recognized leader in design and management of nearshore- and aquatic-based projects, offering innovative and cost-effective technical solutions to address unique challenges and implement sustainable solutions.

Additionally, Kelly’s Olympian, the third oldest continuously open and operated bar/ restaurant in Portland, is bringing their motorcycle-branded dining and music venue into their second location, currently in the permitting stage for their 8,000 SF space ground floor of the Rhodes Center, overlooking Broadway and 11th Street.

Both tenants are finding their new home at the Tacoma Rhodes Center, a ±180,000 square foot office campus in downtown Tacoma, consisting of two office buildings along with a 538-stall parking garage.  Full renovations of the once nondescript office campus are well-underway.  “We are excited to walk prospective tenants through the building; there’s a real buzz!” said Harrison Laird of Lee & Associates Commercial Real Estate Services who, along with John Bauder handle the leasing of Rhodes Center.  The building lobbies and common areas are being renovated, new conference facilities are being built out, tired office space has been turned into high-ceiling brick and beam space, and the exterior has a fresh look.

High-quality office buildings in downtown and with so much parking are rare.  According to Laird, between the Rhodes Center’s parking accommodations, recently renovated spaces, building amenities and downtown proximity to venues and events, the campus has been attracting tenants from across the region.

“Tenants considering the Rhodes Center are drawn in by the ease of access, abundant parking, and vibrant urban setting.  The Landlord has also been quite aggressive with offering competitive lease concessions including free parking, rent abatement, tenant improvement packages, plus a flexible floor plan which can accommodate tenants from 250 SF to over 50,000 SF.”  - Harrison Laird

Demand for office space has been picking up rapidly.  While many companies are still sorting out their work-from-home vs. in-office policies, it’s clear that the buildings like the Rhodes Center will help companies by inspiring employees to return to the office. Reinvesting in office buildings is paying off for Landlords and Tenants alike.

In December of 2020, RHODES CENTER PARTNERS LLC & ASTUTE PROPERTIES LLC purchased the campus from the State of Washington in a $19.5 million transaction, with Buyer representation by Harrison Laird and John Bauder of Lee & Associates Commercial Real Estate Services and Ethos Commercial Advisors.
