LEE & ASSOCIATES – PASADENA: MONTHLEE TRANSACTIONS: May 2022

(PASADENA, CA) – Lee & Associates, the largest broker-owned full service commercial real estate firm in North America, offers a partial list of closed sale and lease transactions from the Pasadena, California office.

 

Lee & Associates – Pasadena brokered the sale of two industrial buildings consisting of 2,360 SF at 2322 E. Foothill Boulevard in Pasadena for $1,300,000. Colleen Carey represented the Buyer, Heritage Housing Partners, and Mauricio Olaiz and Trevor Gleason represented the Seller, John P. Lampasona. These two buildings will be completely refurbished and transformed into six – 375 SF studio apartment units to create housing for students attending Pasadena City College who are experiencing housing insecurity or homelessness.
Mauricio Olaiz of Lee & Associates – Pasadena represented the Tenant, Body Synergy Physical Therapy & Wellness, in a lease transaction of a 2,878 SF office suite at 600 S. Lake Avenue in Pasadena. The Tenant works on therapeutic treatments that are customized for every individual.
Lee & Associates – Pasadena agents Christopher Larimore and Vincent Molitor leased a 2,236 SF office suite at 100 E. Huntington Drive in Alhambra. They represented the Landlord, Yano Henry and C 2007 Trust, in this transaction that closed on May 17.

Lee & Associates – Pasadena sold 13,732 SF (0.32 acres) of land at 369 W. Washington Boulevard in Pasadena for $300,000. Trevor Gleason and Mauricio Olaiz represented the Seller, Davee Family Trust. This property had perpetual leases with multiple cell phone tower operators which included complicated easements. Olaiz and Gleason were able to navigate these complexities and connected the sellers with an owner user buyer who plans to redevelop a portion of the property.

Mauricio Olaiz and John Berger of Lee & Associates – Pasadena represented the Seller, Monterey Road Trust, and the Buyer, Mark Meyer, in the sale of 74,244 SF (1.7 acres) of land at 5336-5364 N. Monterey Road and 5231-5331 N. Hawley Avenue in Los Angeles. This land sold in Highland Park sold for $275,000.
Christopher Larimore and Vincent Molitor of Lee & Associates – Pasadena represented the Landlord, Sunset Crossing DB, LLC, in a lease of a 1,301 SF office suite at 556 N. Diamond Bar Boulevard in Diamond Bar. This office space was leased to the Tenant, Jiao Yu EA, Inc., an accounting firm that specializes in personal income tax and accounting services for small businesses.
