Lee & Associates South Florida’s Greg Milopoulos and Christian Baena Broker Simultaneous Sale and Lease Transactions in Pompano Beach
Prolific duo Greg Milopoulos and Christian Baena secures buyer for industrial building in Pompano Beach while finalizing significant lease
FORT LAUDERDALE, FL (July 31, 2025) – Lee & Associates South Florida Principal Greg Milopoulos and Senior Vice President Christian Baena again demonstrated what distinguishes the duo from other commercial real estate brokers in the South Florida market. Milopoulos and Baena concurrently brokered a sale and lease at the same industrial property in Pompano Beach, Florida.
The 45,000-square-foot industrial building at 1290 SW 30th Ave. was sold for $8.65 million to Alliance HP Investments, LLC. While working through the sale and due diligence period, Milopoulos secured a full-building tenant, East Coast Cabinetry, with the assistance of the tenant’s broker Richard Abraham.
Milopoulos and Baena were initially hired to list the property, and through the course of such retained a tenant to lease it, which helped the acquisition conditions with Alliance.
Another complication the brokers overcame through the lease and purchase and sale agreement (PSA) negotiations was that the tenant had 15 days to occupy the building from the onset of discussions due to the scheduled demolition of its previous location. They arranged for the tenant to take occupancy during the tail end of the due diligence period while keeping the property sale on track to close.
“Transactions like these are not for the faint of heart and take a lot of dancing,” Milopoulos said. “It also takes strong relationships and trust with both the buyer, seller and tenant to get these kinds of deals across the finish line with many moving pieces. The building features four dock-high doors, two drive-ins, 22’ clear ceilings, 3,800 square feet of office space across two floors and an expansive parking lot.
Milopoulos and Baena have more than 20 years of development, investment sales, landlord and tenant representation experience in South Florida. They joined Lee & Associates South Florida in 2023, with Milopoulos heading up the firm’s Broward County industrial activities out of its Deerfield Beach office, and Baena working out of its Miami office.
The duo closed on over 150,000 square feet of sales and leases in 2024 and 219,180 square feet so far in 2025. They collectively work together representing clients in dispositions and generating investment sales opportunities throughout the tri-county area.
