LEE & ASSOCIATES – PASADENA: MONTHLEE TRANSACTIONS: March 2022

Lee & Associates – Pasadena brokered the sale of a 9,631 square foot industrial building. Located within the IRSCO Park Association, this building at 5110 Azusa Canyon Road in Irwindale sold for $2,600,000. Dan Bacani represented the Seller, Seredian Family LLC and the Buyer, Qualified Fresher Foods, a prepackaged food distributor. The owners were thrilled to take possession of their new business home to accommodate their expanding operation.
Lee & Associates – Pasadena closed the sale of an office building at 4858 Main Street in Yorba Linda for $1,800,000. Jamie Harrison and Chris Manassero represented the Seller, Harry L. Schlitz, David Hutchison and Nancy Parsell, and the Buyer, Longball Investments, LLC, in the sale of this 3,920 SF property. This building was sold on March 10, 2022.
John Berger and Mauricio Olaiz of Lee & Associates – Pasadena represented the Landlord, Hudson Realty LLC, in the lease transaction of a retail building at 30 W. Green Street in Pasadena. Consisting of 6,165 SF, this property was leased to Craft by Smoke and Fire, a comfort restaurant with craft dishes, cocktails, and great entertainment.

Lee & Associates – Pasadena agent Dan Bacani sold a 1,975 SF retail building at 424 E. Foothill Boulevard in Arcadia for $1,300,000. He represented both the Seller (Delgatto Family Trust) and Buyer (Thang Le) in this transaction, which involved a short-term sale leaseback. This deal closed on March 25, 2022.

Lee & Associates – Pasadena sold a multifamily property at 915 E. 50th Street in Los Angeles for $1,050,000. Robert Leveen represented the Seller, Wise Capital, LLC, in the sale of this 6-unit apartment building, consisting of about 5,807 SF.
Lee & Associates – Pasadena leased a 1,147 SF suite at 1170 Durfee Avenue and a 1,857 SF suite at 1180 Durfee Avenue in South El Monte. Christopher Larimore and Vincent Molitor represented the Landlord, Whittier Narrows Business Park, in this transaction to the Tenants.
Christopher Larimore and Vincent Molitor of Lee & Associates – Pasadena leased a 1,443 SF suite at 861 S. Village Oaks Drive in Covina. They represented the Landlord, SPJ Properties, LLC, in this transaction to the Tenant, Mojoon Inc., on March 24, 2022.
Lee & Associates – Pasadena leased a 1,000 SF office building at 303 E. Foothill Boulevard in Monrovia. Trevor Gleason represented the Landlord, AEC Financial, Inc., in this transaction to the Tenant, Chad Hennessy and Benjamin Blum, on March 9, 2022.
