Lee & Associates Negotiates the Sale of a 35,000 SF Industrial Facility on 4.8 Acres in San Jacinto, CA
February 18, 2021 (SAN JACINTO, CA) – Lee & Associates, a leader in commercial real estate services throughout North America, announces the sale of a 35,000-square-foot industrial facility located at 139 Kellam Avenue in the City of San Jacinto, CA for $4.3M.
Polo Doria, Senior Vice President in the Lee & Associates Riverside office, represented the seller, Agri-Empire, and the buyer, HFSJ Properties, in the transaction. The buyer’s plans for the building include extensive remodeling, addition of cold storage and renewing the presence of the facility.
Situated on a 4.8-acre parcel, the property boasts the following features of existing cold storage capacity, dock high access, secured large yard for trucking and over 15 docks and roll up doors. The building will be used as a regional National beverage distribution hub servicing Western Riverside County. Key to the acquisition was the ample room to expand the operations in the future and centrality to the service area.
Agri-Empire, a longtime local family-held enterprise operated the facility for potato processing and distribution for over 50 years at the location and shuttered operations in 2018. Though the property once used rail service for distribution it is no longer used or needed at this location.
