Why Senior Housing, Why Now

The first baby boomers turn 80 this year. The population aged 80 and over, now 14.7 million, grows nearly 30 percent by 2030 and passes 22 million by 2035. Demand is already visible in the data. We are seeing that national occupancy has climbed to 89.5 percent, its highest level on record. Additionally, inventory growth sits at record lows and units under construction have fallen to levels last seen in 2012. The care industry needs roughly 600,000 additional units by 2030 and current construction will deliver only a fraction of the demand. The result is a durable imbalance between capital seeking to invest in the sector and pricing power for owners who bring well-positioned communities to market. This demand driver will be present for many years to come.
